New rental scam from inhome618@outlook.com

A new rental scam involving one of our new rental properties. Scammer posted on Craigslist. This home really rents for $2795. Another too good to be true scam.

Here is his/her email to a potential renter:

Thanks for your prompt response, I hope you're having a great day so far...? My wife and I have gone through your application and have found it satisfactory, so we will say at this point “Congratulations" you are now our tenant and we want you to always pay your Monthly rental fee on time to avoid any form of embarrassment. My family would love you to secure the property so you can have an edge over other applicant. I will want to know what you can come up with now either the refundable security deposit or the first month rent so that you can secure it now and take it off market. As soon as the payment has been confirmed by my family, l will go ahead and commence on how the houses keys/Documents will be delivered to you via FedEx on next day delivery service and it will be delivered to the address you have to provide in your application form. Let me hear back from you as soon as possible so that l can arrange for the delivery of the keys/Documents. The rent starts counting when you move in, so you could go ahead with the payment straight away to make things faster. After receiving the payment we will secure our home for you and get the keys shipped to your present home address along with a tracking number to let you know the exact time you will be receiving the package and if you don't like the inside of the house the payment will be refunded back to you asap then you will mail me back my keys and document but i am very sure you will love the house. When do you plan moving into our home when you receive the keys Let me know immediately so that we can make arrangement on your move in date. Get back to me for payment information.

New fresh rental  scam regarding some guy named George Kessery.

A woman called our office inquiring about one of our rentals as her son-in-law had seen an ad for a rental on Craigslist that seemed to good to be true (and your right, it probably is). Here is a copy of George's email after they inquired on the property.:

We are pleased that you have an interest in our house. Our lovely home is still available for lease, we want responsible & decent adults/family that possess qualities to manage our home as if it were theirs. My wife and I initially had it up for sale but changed our mind and decided to lease/rent it out. The agent we previously put in charge over our rental property was asking too much of an agent fee by inflating the rental fee there by making it difficult for people to afford the rent. For this reason, I decided to rent it out my self and no longer want any third party rather a direct agreement between me and any interested tenant. If you drive by you can still notice the sign post of the agent in-front of the house. But don't worry I have already instructed the agent to take off the sign post from the 
property.

The reason why our house is up for lease is because I got transferred from my place of work to Brooklyn NY, I will be away with my family for at least 5 years or more. I work as a Robotic Programmer & Welder/Fitter here in New York and got married to a lovely wife who is a member of Joyce Meyer Ministries. As you can see our rental fee is below standard this shows we aren't really bothered about the rental fee rather our most priority is your assurance in being able to keep our home in good condition always. I know there is no way I can be sure that you are the right person to live in our home cos we won't be able to see in person before shipping the keys and documents to your present address for you to occupy the house at your convenient date. But we are going by trust here with whatever you tell us about your self and previous rental experiences . You can get back to me if you are truly interested, by telling me more about yourself, your previous rental experience and the time you wish to rent our home . I await your reply ASAP.

Closings are Great!


The market has definitely changed from a few years ago. The first home I listed had and I'm not kidding, 71 offers on it. The only way I could keep track was to put together my own spreadsheet on the details. I needed the basics: offer amount, loan type, agent name, buyer name, date of offer, and company. Now, the current listing I have is about to close. It was listed in January. Not a great month to list properties, but that's ok. It took 3 tries to get the property in escrow. The first people changed their mind and didn't want to commute from Orange County after all. The second people must have been investors that wanted the home to look pristine before purchase. They wanted paint and carpet. The carpet was only 3 years old and the paint was in good shape. They asked for a $15,000 reduction and then walked the following day after the request  without a reply from us. Now we have a family that is from Orange County that would love this home. It should be theirs tomorrow. My seller came down in price and made it work for the buyer. Thank you family for buying this great home in Corona!

New Rental Scam- Victor 909-475-4954

Watch out for this guy. He is running ads in the Penny Saver on our rental properties. He is listing them for $500 below the rental amount and asking people to come up with a $800 cash deposit. When people go to the property our sign is posted there and most people back out of the deal. Hopefully they will call our office and we can explain that it is a scam. Beware of ads like this.

Best Tenant Request for a Preventative Maintenance Inspection

I had a tenant stop by on Friday that asked for me to schedule a Preventative Maintenance Inspection (PMI) on the property. This is pretty odd as usually the owner wants the results of this inspection, not the tenant. He said that a new leak may have formed under the kitchen sink. I told Mr.February (my new name for him) that we could open the old work order and send a vendor out to look at the problem. He then told me what he really wanted. His girlfriend had sort of moved in to his house and she won't go home. He wants us to do a PMI so that he can tell her later that we saw her there and that she is not on the lease. This just cracked me up. I offered to send an official notice to perform or quit and showed him the form. He loved the idea. He wants his man cave back, but just doesn't have the heart to tell her. I hope it works Mr. February. That is why we are here 7 days a week to serve you.

Sometimes a Mushroom is just a Mushroom

I get a lot of calls at the office regarding maintenance at rental properties. Sometimes a small and insignificant leak can turn into a mold and mildew disaster that costs the owner a pretty penny to correct. This was NOT one of them. The tenant called in a mushroom growing on her baseboard. She took a picture and emailed it me and started freaking out on the phone about mold in the walls and other disasters that I don't like to think about. She was convinced that mold was spreading from the inside of the walls to the outside of her bathroom floor. We sent over a certified mold specialist just in case because we have to take this seriously. It turned out to be that the tenant's shower curtain was not pulled over enough to stop water from hitting the floor. She swore that she cleaned the area regularly. Moisture checks were done to  test the different moist areas of the baseboard. Long story short, this is tenant caused. The owner shouldn't have to pay for this. Moral of the story is "Keep your curtains closed and mushrooms won't grow on your baseboard" That's all I have to say on this one.

Rental Scam in Riverside

Another new rental scammer is working in Riverside. Indiana Homes located at 6833 Indiana Ave., Suite 105, Riverside, CA 92506 951-823-0320. I just got a call from someone who saw their ad on Craigslist for one of our properties. They listed it for $1100 when the rent is really $1395. Here is a post I found on Craigslist from 4 days ago
Please do not give them your hard earned $195 for a list of properties that is bogus. It is against the law unless you are a member of a Prepaid Rental Listing Service with the DRE. You can check at www.DRE.CA.GOV Just looked up more information: Owner is John Guardado has a business license with the City of Riverside BL00145907. The City needs to revoke this! Stop ripping people off. He is not listed on the PRLS with the DRE or a licensed Real Estate Agent in California.
